House Rules & Policies By booking, you agree to follow these rules. Violations may result in additional fees, cancellation of your stay, or removal from the property without refund. General Expectations Be respectful. Please treat the home, neighbors, and hosts with respect. Disruptive behavior or excessive noise may result in a $500 fee. Privacy matters. Keep noise to a minimum, especially during quiet hours (10 PM – 6 AM Sun–Thurs; 11 PM – 6 AM Fri–Sat). No smoking indoors. Smoking of any kind (tobacco, cannabis, vaping) is strictly prohibited inside the home. Smoking is only permitted on the patio or in the backyard. Please dispose of cigarette butts properly. 🔒 Violation of the indoor smoking policy may result in a $2,500 fee if damage or odor is detected. No drug use. Recreational drug use of any kind is strictly prohibited on the property. 🚨 Violation incurs a $300 fee and may be reported to law enforcement. No parties or events. By State Law, parties and events are strictly prohibited. ❌ Violation will result in cancellation of your stay and possible removal without refund. No firearms or weapons are allowed on the property. Minimum booking age is 25. Local guests must message the host before booking. Guest & Check-In Policy Only registered guests are allowed on the property. Unauthorized guests will incur a $100/person/day fee and may result in cancellation. Maximum occupancy is 14 people. Additional guests will be considered trespassing. Check-in is after 3 PM. Early check-in (from 12 PM) may be available for a $100 fee upon request and approval. Check-out is by 11 AM. Unauthorized late check-outs will be charged as follows: 12:00 PM – $100 1:00 PM – $150 After 2:00 PM – $200 + $100 per additional 30 minutes If overstay affects future reservations, the guest is responsible for full reimbursement. Property Use & Care No mail or packages allowed. Each delivered package will incur a $50 fee. Commercial vehicles are subject to a $200/night fee. Keep food sealed. Do not leave food out to avoid pests. Report damages. Let us know if anything is damaged so we can fix it fairly. Cleaning standards. Please leave the place tidy. Excessive mess may result in a $200 additional cleaning fee. Pets Pets allowed with host approval at a $100 fee per pet per stay. The only exception is for certified service animals as defined by the ADA. Guests must notify the host in advance if a service animal will be accompanying them. Additional Notes Respectful communication is expected. We reserve the right to cancel or refuse service to guests who are disrespectful or verbally abusive. Issue resolution. If you report an issue, we reserve the right to enter the property to resolve it without further notice. All guests must have a working phone number on file and be verified with Airbnb.
